Lane County Market Update Blog - January 2026


As we kick off 2026, the Lane County real estate market is showing a mix of seasonal slowdown and early signals of spring momentum. Whether you’re planning to buy, sell, or simply stay informed, here’s a clear breakdown of what the January data means for our local market in all of Lane County including Eugene, Springfield, Creswell, Veneta, Cottage Grove, Florence, Oakridge and surrounding communities.


Lane County Housing Inventory Is Rising

Inventory climbed to about 4.0 months of supply in January 2026, up from recent months. This shift gives buyers more options and slightly more negotiating room compared to the tight conditions we’ve seen in recent years.

For sellers, this means pricing and presentation matter more than ever. Homes that are well-prepared and competitively priced are still selling, while overpriced listings may sit longer.



Closed Sales Down, Pending Sales Up

Closed sales dropped compared to last year and December, which is typical for winter when activity naturally slows. However, pending sales jumped significantly month-over-month, signaling that buyer activity is picking up heading into spring.

This often means we’ll see stronger closing numbers in the coming months as those pending deals move through escrow.


Lane County Home Prices: Slight Softening, Still Strong Demand

  • The average home sale price decreased year-over-year, showing some price softening.

  • The median sale price increased slightly, suggesting strong demand for entry-level and mid-range homes.


This split between average and median prices often happens when fewer luxury homes sell in a given month, while mid-priced homes continue to move quickly.


Homes Are Taking Longer to Sell

Total market time increased to around 89 days, reflecting a more balanced housing market. Buyers are taking more time to make decisions, and sellers need to focus on staging, repairs, and professional marketing to stand out.

  • More inventory means more choice and less pressure.

  • Interest rates and competition still matter, but buyers may have more room to negotiate than in previous years.

  • The market is still healthy, but it’s no longer a rapid-fire seller’s market.

  • Strategic pricing, strong marketing, and preparation are key to maximizing your return.
